Home Insurance: What You Need to Know
Homeowners insurance can be confusing, but understanding coverage is essential. In California, policies typically cover fire damage to your home, personal belongings, and other structures. Wildfire damage is often included, though coverage may be limited in high-risk areas. For these properties, the California FAIR Plan offers basic fire insurance.
Key Coverage Areas
Coverage A—Dwelling: Covers damage to your home’s structure, including walls, roof, and built-in appliances. Fire damage is included.
Coverage B—Other Structures: Protects detached structures like fences, sheds, and garages.
Coverage C—Personal Property: Covers belongings like furniture and electronics if they’re damaged, destroyed, or stolen.
Replacement Cost Value (RCV): Pays to replace lost or damaged items with new ones.
Actual Cash Value (ACV): covers the depreciated value of the item and is usually less than the original price of the asset at the time of loss.
Coverage D—Loss of Use: “Additional Living Expenses” or “Fair Rental Value,” This pays for temporary housing and living costs if your home is unlivable.
Coverage gaps—DIC policies can fill coverage gaps between a standard policy and a FAIR Plan policy
California Insurance Laws & Rebuilding Timeline
Advance Payments: Insurers must provide living expense payments within 30 days of a claim.
State of Emergency & Total Loss: If a state of emergency is declared and your home is a total loss, insurers must pay at least four months of additional living expenses upfront.
Rebuilding Timeline: Homeowners typically have 24 months to rebuild and claim full insurance benefits, with up to 36 months allowed in large-scale disasters.
Why This Matters
Your homeowner’s insurance covers fire damage and other risks. Understanding your coverage ensures you recover faster after a disaster. Review your policy, check your coverage limits, and make sure you have the protection you need.
